My vision is for a dynamic, forward-thinking, and sustainable future for the Kitchener Memorial Auditorium property. It's a complete community that respects our city’s history while embracing its future as a hub for innovation and culture. This plan is my invitation for our community to engage in a conversation about what we want for this underutilized but centrally located public asset.
Having grown up in this community and attended countless games at The Aud, I've seen firsthand that the property, including the surrounding Centennial Stadium and Jack Couch Park, faces several key challenges:
Traffic Congestion: The enormous parking lot, while a revenue source, creates significant traffic congestion on event days, making it difficult to get in and out of the area. As a fan, I know the frustration of spending an hour just trying to leave the lot after a big game.
Underutilized Land: The property is dominated by single-use parking lots that are underutilized for much of the week, representing a missed opportunity for economic development and community building.
A "Car-First" Mentality: The current design of the property prioritizes car travel over sustainable transit and active transportation, which clashes with Kitchener’s vision for a more connected city.
I believe this presents a unique opportunity to redefine the property as a vibrant, transit-oriented entertainment district and a true extension of downtown Kitchener.
My vision is a multi-phased plan that would transform this property from a venue surrounded by parking into a bustling, mixed-use neighborhood.
1. A New, NHL-Sized Arena: My plan would be to build a new, state-of-the-art arena on the same property to draw a semi-pro team (AHL/ECHL) or even an NHL franchise in the future. This would provide a modern home for our beloved Kitchener Rangers, ensuring the team remains a centerpiece of our community for generations to come.
2. Preservation and Repurposing of the Historic Aud: The current Kitchener Memorial Auditorium is a historic and cherished landmark in our community, ranked highly in the OHL. I believe we should preserve it, rather than tear it down. The historic building and its two other ice pads would be repurposed for other community uses, such as a dedicated home for the K-W Titans basketball team, community events, or other local sports programs.
3. A Modern Transit Hub: The enormous parking lot would be redeveloped into a modern transit hub, with direct connections to bus routes and potential future LRT lines. A multi-story parking garage would still be included to accommodate those who need to drive, but it would be designed to reduce congestion and prioritize public transit and active transportation.
4. A New Community and Entertainment District: The rest of the property, freed from the dominance of the parking lot, would be redeveloped into a vibrant, mixed-use neighborhood. This new district would include:
Residential Development: New condos and housing options to bring new residents to the area.
New Restaurants and Retail: A wide variety of restaurants, cafes, and shops would be built, creating a year-round destination that would boost the economic impact of the arena to the entire neighborhood.
A New Home for Baseball: The historic Kitchener Panthers and the IBL would be assured a new, or a redeveloped, stadium as part of this plan, preserving their place in our community.
A transformative project of this scale would require a strong partnership between the public and private sectors. My vision is for a Public-Private Partnership (P3) model where:
The City's Role: The city would contribute by providing the land (the existing Aud property) and ensuring the project aligns with our community's goals for growth, sustainability, and economic prosperity.
The Private Sector's Role: A private consortium of investors or a major corporation would provide the significant capital needed to design, build, and operate the new arena and entertainment district. In exchange, these partners would receive ownership stakes and a share of the revenue from the new development.
Potential Partners: My idea is to approach companies with deep local roots and a strong brand, such as Google or Blackberry. A partnership with Google would bring a massive influx of capital for a high-tech arena, while a partnership with Blackberry would be a powerful statement about our city’s heritage and homegrown champions.
My vision is a long-term plan that would be a transformative investment in our city. It directly addresses the need for a modern sports and entertainment venue, solves our traffic and land use challenges, and creates a thriving, connected community. I believe it is a vision that would serve not just the patrons of The Aud but the entire community of Kitchener.
I welcome your thoughts and engagement with this idea, and I hope it inspires others to start thinking bigger about the future of our city’s public assets.
